West Forest Capital recently closed a $3.2 million asset-based bridge loan after a matured Hamptons mortgage entered default and conventional lenders declined to refinance a luxury Quogue property. The deal was closed within 10 days.
Despite the borrower's urgent timing constraints, the asset retained substantial equity and an estimated as-is valuation of approximately $6.6 million, creating a viable path for structured short-term financing. West Forest Capital structured the bridge loan around the strength of the collateral, the borrower's equity position, and a defined path toward repayment, stabilization, and a potential market sale.
That structure immediately reduced refinancing pressure during a critical stage of the transaction while preserving the borrower's flexibility. Instead of forcing a distressed sale or deeper financial pressure, the 12-month interest-only asset-based Long Island bridge loan created additional time to complete remaining property improvements and pursue either a long-term refinance or a market sale under more favorable conditions.
After the original loan matured and entered default, many traditional lenders declined to refinance despite the property's strong value and clear exit strategy. West Forest Capital evaluated the real estate fundamentals and repayment plan instead of relying solely on conventional bank underwriting standards.
